InnVest Real Estate Investment Trust is Canada's largest hotel portfolio owner, operating as an unincorporated open-ended real estate investment trust (REIT). Founded in 2002 and acquired by Bluesky Hotels in 2016, InnVest manages a portfolio of approximately 107-110 hotels with around 14,000 guest rooms, primarily located in Ontario and Quebec.

The company's hotel portfolio includes both limited-service and midscale full-service hotels, with a significant number operating under Choice Hotels International brands such as Comfort Inn and Quality Hotel. InnVest also holds properties under Travelodge, Holiday Inn, and other well-known brands. In addition to hotels, InnVest has interests in office, retail, and retirement home properties, and it owns a 50% stake in hotel franchiser Choice Hotels Canada Inc.

InnVest provides strategic, operational, and financial insights to its partners, overseeing hotel operations to enhance guest experiences. The company leases its hotels to InnVest Operations Trust (IOT) for management. Its units and convertible debentures are traded on the Toronto Stock Exchange.
